部署紹介

多くの企業は、自社の不動産ポートフォリオを完全に理解できていない、グローバルでポートフォリオを管理する体制・リソースがない、不動産取引を行う上で戦略やプロセスが決まっていないなどの課題を抱えています。

ポートフォリオサービスでは、国内外に拠点を置くお客様の不動産ポートフォリオにおける情報のデータベース化・継続的管理、市場相場との比較分析、不動産効率化実現のための戦略立案など、課題抽出から取引の実行支援まで一気通貫のサービスとして提供しています。

ポートフォリオサービスとして 40 名弱、所属する Petro チームは 10 名強のチームです。

ポジションの概要

コンサルタント/シニアコンサルタント

ポートフォリオサービス Petro チーム(勤務地:東京/大阪 全国各地への出張あり)のアカウント担当営業、トランザクション担当営業

業務内容及び責任範囲

当チームの主要顧客(石油元売)の不動産契約管理を通じて、社会的インフラである全国のサービスステーション( SS )の運営を支える仕事です。

また将来的には別のアカウントをご担当いただく機会もあります。

・全国 5,000 件以上の契約をチームで管理

・土地・建物の賃貸借契約の更新・再契約・条件変更の折衝・締結

・契約関連書類(覚書、契約書、公正証書など)の作成・管理

・年間 50 件以上の案件を各担当者が対応(チーム内の分業・連携体制により実現)

・賃貸人(個人 / 法人)への訪問・面談・契約調整(担当するエリアにより出張あり)

・顧客企業との定例会議・報告・新たなサービスの提案業務

・契約情報のデータベースの更新・運用( Excel 、 PowerApps 等)

・チーム内での業務マニュアルの整備・改善提案

※全国各地への出張あり

必要とされる業務経験・資格

・法人営業または個人営業の経験

・事業用の不動産仲介業務の経験(賃貸借 / 売買のいずれか)

・ Excel を用いたデータ集計・管理の経験

・顧客企業に対する業務提案の経験

・普通自動車運転免許保有者

・宅地建物取引士資格保有者

・ PowerApps 、 Power Automate などの業務支援ツール、 Excel のクエリ / マクロの活用

・出張に抵抗がない方
