UDトラックスは、埼玉県上尾市に生産工場、開発センター、及び本社オフィスを、日本全国に約140箇所の営業拠点及び整備工場等の施設を保有しています。リアルエステート部(RE)は、 "土地及び建物の投資及び運営に関する戦略的なソリューションを提供することにより、ビジネスの継続的な成長に貢献すること" をミッションとし、建物の新設、大規模改修、ライフサイクル設備投資、また、建物の修理、メンテナンス管理運営を行っています。このポジションは、フィジビリティ スタディのための計画、概算予算の検討、実施段階では、外部のコンサルタントを活用しながら、自身でプロジェクトを遂行することを期待されています。 プロジェクトの実施にあたっては、オーナーシップをもって、プロジェクトのゴール設定(コスト、スケジュール、品質)、関係者とゴールの合意、合意したゴールを達成することが求められています。また、個人の成功のためには、UDトラックスが求めるコアバリューを理解し、オーナーシップと、期限管理、成果を追求する姿勢を持って仕事をすることが重要となります。
- 職務概要
① 新規土地開発(土地探索・取得・売買もしくは賃貸借の契約締結手続き)
② 所有地の売却(買主探索・売買手続き)
③ 所有地の管理(法廷対応・管理に必要な手続き)
③ 賃貸借契約の管理(契約関連手続き・賃料の支払い、請求)
*施工・修繕等、工事関連は他チームが実施します。
- 職務内容
①新規土地開発
- ビジネス戦略とニーズを理解と土地探索の実施。
- 不動産業者や所有者からの土地情報収集、条件交渉、リスク分析を行い、適切な購入提案。
②土地売却
- ビジネス戦略とニーズを理解し、土地売却の実施。
③所有地の管理
- 所有地一覧とシステムの管理。
- 所有地での法的管理(境界設定立ち合いや、管理費の支払い対応等)。
- 所有地貸出の際の契約と契約上の管理。
④賃貸借契約の管理(貸主としての対応・借主としての対応双方あり)
- 賃貸委託している不動産業者のマネジメント。
- 更新、再契約手続き。
- 賃料の支払い、請求手続き。
*その他、不動産の所有、賃貸借案件に関わる業務全般。

- 営業経験:業種問わず
- PCスキル:Word/Excel/PowerPoint の基本的な能力
- 高いタスク管理能力及びコミュニケーション能力 *日本語:流暢レベル(不動産系契約書の読解力がある)。
- Real Estate領域に高い関心があり、誠実に業務に取り組んでいただける方。

- 土地取引、賃貸借取引に関する業務経験。
- 宅地建物取引士などの不動産関連資格所有者。
