仕事内容


【コンストラクションマネジメント(CM)】公共建築7割年収500万~/完全週休二日(土日祝)両国

【仕事内容】

発注者支援を目的としたCM業務全般を担当。ピュアCM・提案型CM・支援型CMを通じて、プロジェクトの構想段階から竣工まで、品質・コスト・スケジュールの最適化を図り、発注者の価値創造に貢献します。

・発注者支援として、CM業務全般をお任せします。同社のCM業務は【ピュアCM業務】【提案型CM業務】【支援型CM業務】などがあります。

< 具体的業務 >

ピュアCM業務

・発注者からの与条件をヒアリングし、整理・再構築したうえで、プロジェクトフレームやマスタープランをとりまとめます。

・設計段階では、設計モニタリング、スケジュール・コスト・リスク管理を行い、工事発注図書や仕様書の作成を支援します。

・施工段階では、適切な施工コスト管理を実施し、スケジュール・品質管理を含めた総合的なマネジメントを行います。

提案型CM業務-組織設計事務所としての強みを活かし、事業価値の創造や付加価値の再構築を提案するCM業務です。

・ピュアCM業務に加え、発注者のニーズや事業目的に応じて、価値創造・付加価値向上の提案を行います。これらの提案は、単なるコスト削減以上に重要な業務の一つです。

・提案を通じて、ヴァリュー・エンジニアリング(VE)の実現を目指し、機能・品質・コストの最適なバランスを追求します。

支援型CM業務-発注者のために、設計者・施工者に対して技術的な支援を行うCM業務です。

・設計者・施工者のリスク回避を支援し、品質の向上やスケジュール遅延の抑制を図ります。

・CM担当者は、発注者と設計者・施工者をつなぐ重要な橋渡し役として、プロジェクトの構想段階から竣工・引渡しまで一貫して関与します。

  • 建築設計や施工管理の経験を活かし、プロジェクトの構想段階から竣工・引渡しまで、より上流のポジションで全体を俯瞰しながら戦略的にマネジメントに携わることができます。単なる技術支援にとどまらず、発注者の価値創造に深く関与できるポジションです。

【雇用形態】

・正社員(試用期間 3ヵ月~6ヵ月 ※試用期間中の雇用条件変更なし)

【年収・給与】

< 初年度年収例 >5,000,000円~8,400,000円< 月収例 >・380,000円(基本給300,000円+残業手当80,000円)~530,000円(基本給380,000円+固定残業手当150,000円)※固定残業手当40時間/月を含む。超過分は別途支給。※委細面接の上、経験・資格等加味し決定します。上記金額は目安のため、面接の結果変更になる場合があります。
