Overall Role

To achieve excellence in preventative and reactive maintenance programs incorporating industry best practice, innovative maintenance techniques and statutory and contractual compliance. Oversee the management and control of all plant, mechanical and electrical systems and to co-ordinate remedial action with the Engineering Team in the event of Business Critical failures. To provide leadership and direction to multi skilled Engineering Operations teams made up of directly employed staff and appointed vendors. Ensure that all staff and vendors employed within the clients facilities strictly adhere to client and JLL's policies and procedures. Act as point of escalation for critical failures to assist the technical team to make safe, identify, analyse, rectify and report improvements. Reports to the Group Account Director(GAD).

Major Responsibilities

  • Manage client related reporting, weekly, monthly quarterly
  • Manage to clients SLA and KPI performance requirements
  • Provide direction and leadership of the site operations teams, including effective hiring, motivation, development, training and discipline of the site operation and maintenance organization.
  • Monitor workload / resources against KPI and budget constraints whilst ensuring up-time.
  • Initiate and manage site reviews, including maintenance standards, equipment replacement, security, change control, single points of failure, Tier adherence and operational risk.
  • Ensure delivery of planned and reactive activities, utilizing the CMMS platform within financial operating targets.
  • To perform additional tasks as required by the GAD.
  • Provides advice and consultation to operate the client's facilities with regard to facilities engineering matters.
  • Overall responsibility for all site repair and maintenance carried out by subcontractors to ensure work completion, quality and method of working for compliance with specification and ordinance requirements.
  • Monitor, measure and report upon the performance of all specialist contractors in terms of their ability to carry out the work against the agreed contractual budget.
  • Co-ordinate meetings periodically with contractors, specialist vendors and suppliers to ensure that required standards are established and maintained, and develop corrective action plans when, or if performance falls below expectations.
  • Ensure that maintenance documentation meets the required standards and sufficient information is provided to operate an effective asset management regiment.
  • Assist/support the client with statutory compliance requirements/certifications for the site.
  • Ensure asset information is maintained and changes updated within the CMMS.
  • Ensure site operations, including incident management and escalation in accordance with approved Client/JLL procedures.

Ideal Experience

  • Tertiary qualifications in a mechanical, electrical or operational engineering discipline.
  • Data Centre certification, CDCP or equivalent
  • 6 - 8 years of relevant experience in engineering or constructions services.
  • 2 - 3years' experience in the operation of electrical and mechanical services in Tier III or equivalent data centre or critical facility.
  • Excellent people skills and ability to interact with a wide range of client and vendor staff.
  • Critical environment experience within similar sized site or operation.
  • Experienced with continuous improvement initiatives, client relationship and preparation of reports.

  • Confident, clear and comfortable in communicating with good presentation skills.

  • Ability to work across multiple, matrix reporting environments and prioritize activities accordingly.

  • Flexible – able to adapt to rapidly changing situations.
  • Strongly goal-oriented – able to focus on meeting performance targets.

Working Hours: 9:00 AM to 6:00 PM (hours may vary when working at client sites)
Flexible Work Hours: Core hours apply
Remote Work: On-site attendance required (Remote work requests require consultation)
Holidays: Two days off per week (Follows Japanese calendar)
Base Annual Salary: ¥10,000,000 - ¥18,000,000
(The above is an estimate only; the final amount will be determined after the interview based on skills and communication abilities)
Overtime Pay: Included. Fixed overtime pay (equivalent to 30 hours per month) is included in the base annual salary.
