<仕事内容>

収益不動産買取再販を主担当としてお任せします。

不動産売買仲介業者、賃貸仲介業者などと関係を構築し、情報交換及び不動産情報の収集を行い、

収益不動産を買取後にリフォームやリノベーションなどで付加価値向上に繋げます。

※取引規模は、買取金額平均2~3億円(住居系:オフィス系=7:3)、最大10億円程度になります。

<具体的な仕事の流れ>

  • 物件(一棟収益不動産:中古マンション・オフィスビル)の買取仕入

(1)情報取集:不動産仲介業者に訪問営業や電話営業を行い、取得した物件情報の検討・調査

(2)物件の情報が揃ったら、「遵法性をチェックしつつ、どんな再生ができたら価値の向上ができるか」という視点で物件を査定

(3)物件の仕入手続き

  • 再生プラン

(4)空室ゼロに向けた企画:具体的なリノベーションプラン・コンバージョンなどの企画・作成

担当者のみで企画をするのではなく、チームでアイデアを出し合いリノベーションプラン・コンバージョンの企画を策定

委託工事施工業者に見積依頼し選定発注する

  • 販売

(5)販売営業:個人投資家への直接営業、あるいは不動産仲介会社に販売を委託する営業を行う

資格


【必須】

・収益不動産領域の仕入買取、もしくは再販の経験がある方

・普通自動車運転免許

【歓迎】

・マンション、オフィスビルなどの用地仕入

・賃貸不動産コンサルティング業務経験

・リノベーションの運営、企画経験

・マネジメント経験(※人数は問いません)

実働時間:8時間/日

平均勤務日数:1ヶ月あたり20日

9:30~18:30 (休憩60分)

※残業:月20~42時間程度

給与


月給 40万円~55万円

(固定残業代や一律手当を含む)

固定残業代:1ヶ月あたり8万7500円~12万5000円(固定残業時間:42時間)

固定残業時間を超えた勤務時間については別途残業代を支給する

交通費:通勤交通費全額支給
