Are you a finance leader who can build the foundations before the first guest arrives—and keep performance strong long after? At 1 Hotel Tokyo, we're looking for a Director of Finance to lead both our pre-opening and ongoing operations, setting the hotel up for success from day one and guiding it through stabilisation and beyond.
Partnering closely with the executive team, you'll deliver clear insight, disciplined forecasting, and smart, sustainable decision-making—so our hotel runs beautifully, responsibly, and profitably.
Principal Duties & Responsibilities (not limited to):
Leads the financial performance of the property to achieve annual goals and targets, driving profitability, revenue growth, and overall business results.
Oversees working capital, cash flow, capital expenditure, expenses, and daily accounting activities, while identifying and managing financial and business risks through robust internal controls and full compliance with local regulations.
Acts as a strategic business partner to the General Manager and leadership team, using strong financial expertise and commercial acumen to influence direction, optimize resource allocation, and support sound decision-making.
Owns core finance and accounting functions including annual business planning, operating budgets, forecasting, reporting, balance sheet reconciliations, cash management, financial analysis, and P&L accuracy, while educating leaders on key financial processes.
Supports revenue and market share growth by partnering with revenue management and sales to develop and evaluate pricing, inventory, and business mix strategies across transient and group segments.
Provides analytical decision support, tools, and coaching to department heads to strengthen commercial capability, improve productivity, and enhance cost control.
Creates and maintains SOPs and control frameworks, leverages technology to improve efficiency and insight, and oversees internal, external, and regulatory audit requirements.
Ensures timely delivery of accurate financial statements and disclosures, manages tax obligations (including sales/use, payroll, and property taxes), and oversees capital projects with ROI analysis before and after completion.
Builds strong, trusted relationships with ownership alongside the General Manager by understanding contract terms, deal structure, and ROI expectations.Communicates performance through regular dialogue, forecasting updates, presentations, and business cases, while ensuring contract and reporting compliance across the leadership team.
Partners effectively with property leaders, regional/corporate teams, and external stakeholders including auditors, customers, and vendors to support overall hotel success.
QualificationsAbout you...
At least 4-5 years of related Director of Finance experience
Excellent finance, accounting and analytical skills, including experience with cash management, forecasting, revenue management strategies, budgeting, and project management
Experience evaluating business trends and developing and successfully implementing new business programs and strategies that enhance financial performance
Experience in owner relations is preferred
Experience with complex operating and financial agreements; demonstrated success in evaluating risks and developing proactive strategies and plans to mitigate business issues
Financial management skills e.g., ability to analyze P&L statements, develop operating budgets, prepare a short and long term forecast, and champion capital expenditure planning
Excellent verbal and written communication and presentation skills (English & Japanese)
Strong organization skills
Analytical and problem-solving skills
Bachelor's Degree in Accounting, Finance, Business Administration or related field required
Prior experience in a luxury hotel brand; specifically in Finance.
