Role Summary
Huxley is working with a global real estate investor seeking a highly capable Vice President, Acquisitions to lead the sourcing, underwriting, and execution of real estate investment opportunities across Japan.
This individual will play a key role in expanding our footprint through strategic acquisitions, deep market insights, and effective transaction management.
Key ResponsibilitiesAcquisitions
Source real estate investment opportunities in Japan, including: Hard assets, portfolios, and programmatic investments /Co‑mingled funds, club deals, JV partnerships, and direct acquisitions
Participate in negotiating transaction terms with sellers, partners, and managers
Underwrite investments, including financial modeling (Excel / Argus), market analysis, and preparation of investment memos
Conduct site visits and perform detailed market research to support investment decisions
Structure investments from the on‑shore asset level to the off‑shore sponsor level, optimizing for capital repatriation
Coordinate with external financial institutions to secure debt financing
Oversee transaction management, including coordination with third‑party advisors and internal teams during due diligence
Support the closing and documentation process for completed investments
Dispositions
Analyze assets identified for sale to assess pricing and expected investor returns
Lead asset divestment processes and prepare divestment memos
Relationship Management
Develop and maintain strong relationships with investors, partners, sellers, managers, advisors, agents, and other market participants
Key Requirements
Strong academic background with focus on real estate investment, asset management, or related fields
Minimum of 8 years of real estate experience
Deep understanding of Japan's real estate markets across sectors, with strong commercial judgment
Excellent communication skills in English and Japanese (written and verbal)
High proficiency in financial modeling (Excel, Argus, and related tools)
Ability to manage diverse stakeholders and drive complex transactions forward
Willingness to travel regularly
