【賃貸物件管理スタッフ】リーシング/家賃管理/入居者サポート


仕事概要


投資用不動産の賃貸管理業務を通じて、空室リスクの低減と入居者満足度の向上を担うポジションです。 リーシング業務を中心に、入居募集から家賃管理、入居者対応までを一貫してお任せします。 当社はサブリース契約を採用しているため、オーナー対応はほぼなし、入居者対応やリーシングなど、現場業務に集中できる環境です。 現在、管理戸数は毎月約100戸ペースで増加しており、急拡大フェーズを支える重要なポジションとして、即戦力となる方を募集しています。 <具体的な仕事内容> 入居者募集(リーシング業務) ・管理物件の入居募集に関する告知・掲載 (不動産情報サイト等への掲載) ・入居希望者の募集から契約・入居までの一連の対応 ・空室期間を最小化するための条件調整・募集管理 家賃管理 ・入居者からの家賃回収 ・滞納発生時の初期対応・フォロー 入居者対応 ・設備不具合や修繕に関する問い合わせ対応 ・近隣・入居者間トラブルの一次対応 ・退去連絡の受付および退去対応 ※オーナー対応はほぼありません(サブリース契約のため) 管理物件数・事業フェーズ 当社では、投資用不動産の販売拡大に伴い、賃貸管理戸数も急成長しています。 現在は東京・大阪・名古屋を中心に管理体制を構築しています。 ・東京:1,321戸 ・大阪:2,108戸 ・名古屋:1,092戸 ・合計:4,521戸 管理戸数は月100戸ペースで増加中。 今後も拡大が見込まれており、業務量・裁量ともに広がるフェーズです。

・賃貸管理業務の実務経験(1年以上)

応募概要


給与

年収:390万円~780万円 月給:300,000円〜600,000円 (固定残業代45時間 74,200円〜148,400円を含む) ※45時間を超える時間外労働分については、別途支給いたします。 ※上記想定年収には決算賞与(1ヶ月分)を含みます ※ 経験・能力を考慮して決定 ※半年ごとに昇給のチャンスあり(評価:6月/12月)
