WeWork Japanでは日本市場における事業成長の一端を担うLead, Office Property Managementを募集しています。このポジションはProduct teamの所属となり、業務上のレポートラインはSenior Manager, Building Operationsになります。

候補者は、オフィスビルのProperty Managementの分野における経験を備え、革新的かつ全社横断的なリスクマネジメントの観点で、各拠点の施設運営の中央管理業務をリードすることが求められます。特に、社内ステークホルダー (Real Estate, Sales, Community, Finance) と連携を取りながら、各拠点のオフィス環境 (建築、建築設備、セキュリティ、ICT) の維持管理業務、メンバーエクスペリエンス向上に必要な対応業務 (トラブル時の対応含む)、各チームで策定した中長期修繕計画の維持管理業務、CapEx/OpExの傾向分析及びレポーティング、コスト改善や新規サービス等の経済性検討等の分野で、Product teamのPOCとして経済的な拠点運用に貢献することが求められます。投資対効果および費用対効果等の定量的な視点とメンバー満足度といった定性的な視点の双方の視点を持ちながら、Senior Manager, Building Operationsとよく連携しながら、自発的かつ積極的に業務を遂行することが期待されます。

主な職責と領域 –

  • オフィス環境の維持管理 定期的な維持管理業務 (設備点検、資本修繕等) の管理及び拠点巡回 中長期修繕計画書の策定サポート、管理 トラブル発生時の一次対応 (主にビル管理会社、メンバー) 及び社内調整のサポート メンバー満足度の傾向分析と未然防止に向けた計画の策定サポート オフィス環境及びメンバー満足度の改善・向上に必要な計画の策定サポート 施設運営に必要な設備関連の届出や法令遵守取り組みのサポート
  • コスト管理 ー 資本改善工事 ( CapEx) 、事業運営 ( OpEx) 予算策定とキャッシュフロー管理 発注承認・検収・請求管理 コスト分析 (予測、支出実績) 各予算オーナーのサポート コスト改善や新規サービス等の経済性検討 Product及びFinance部署向けの各種レポートの作成、更新
