【部署紹介】
プロパティマネジメントは投資不動産に関する資産の管理・運営を代行し、対象不動産の「資産価値の最大化」を図る業務です。具体的には、不動産の維持・管理業務、テナント誘致・交渉、長期運営計画の立案、賃料・共益費などの請求・回収、レポート作成などがあります。
CBREでは、世界中で活躍する約1万7千人で構成されるCBREプロパティマネジメントチームが、40カ国以上にわたる27億平方フィート(約2億5100万㎡)のスペースを管理し、ベストプラクティスを共有しています。

東京のプロパティマネジメント本部は約130名の社員が所属し、ファンクションごとに役割が分かれております。PM業務の中でも不動産物流を担当するPM物流チームは、21名強の少数精鋭組織です。

業務内容
- 不動産管理業務の統括
- 管理運営業務のコスト評価、作業品質評価
- レポーティング業務 (年間・月間報告書の作成、予算計画の立案・作成)
- 不動産の運営業務
- 管理企画業務 (管理計画の立案・実施、委託先の選定)
- 渉外業務 (クレーム対応、官公庁届出・対応)
- 事務代行 (賃貸借契約管理・作成)
- 出納業務 (請求代行、支出管理、未収金管理)
- 建物・設備管理業務、保安警備業務 (委託先の管理、指導、交渉)
- リーシングマネジメント業務
- 賃貸企画、テナント誘致業務 (賃貸条件・誘致計画立案、営業活動)
- 契約管理業務 (入退去調整・交渉、契約書作成・締結補助)
- テナント交渉業務 (賃料改定業務補助、契約違反是正)
- コンストラクションマネジメント業務
- 修繕・改修業務 (管理計画策定と業者手配等)
- 大・中規模修繕計画の立案補助
- 施工業者の選定・工事管理補助
- 既存顧客・新規顧客からのプロパティマネジメント受託営業業務
必要とされるスキル・資格
- 次のいずれかの業務において実務経験3年以上
- プロパティマネジメント業務
- アセットマネジメント業務
- ビルメンテナンス業務
- 賃貸仲介業務
- 物流施設や物流に関連した業務の知識・経験 あれば尚 可
- 普通自動車免許
- 宅地建物取引主任者資格 あれば尚 可
- TOEIC730点程度の英語力 あれば尚 可
- MS Office (Word/Excel/Power Point/Outlook)スキル
