To support a new data center project and future developments, we are looking for a
Construction Procurement Specialist / Manager
who can build and manage our
end-to-end procurement for building-related products in Japan
.

Role Overview

You will be responsible for
sourcing, pricing and purchasing
a wide range of products related to construction projects in Japan, including:

• Structural & building materials (steel, concrete, rebar, panels, waterproofing, fireproofing, etc.)
• Interior finishes (flooring, wall finishes, ceilings, doors/windows, glass, etc.)
• Furniture & fixtures (built-in furniture, partitions, hardware, accessories, etc.)
• Electrical-related products (distribution boards, cables, lighting, switches, outlets, low-voltage equipment, etc.)
• Other construction-related materials, tools and equipment

You will work closely with our
design, site management, and cost control teams
to ensure we achieve the
best balance of cost, quality and schedule
.

Key Responsibilities

• Develop and execute
  procurement strategies
  for building materials, MEP items, furniture, fixtures and equipment in Japan.
• Build and continuously update a
  price database
  for major construction products and suppliers.
• Conduct
  market research
  on products, brands and pricing for structural, architectural, interior and electrical items.
• Prepare and manage
  RFQ / RFP, cost comparison and commercial evaluation
  .
• Negotiate with suppliers and subcontractors on
  price, delivery terms and payment terms
  .
• Develop and maintain relationships with
  Japanese wholesalers, trading companies and manufacturers
  .
• Coordinate with
  site teams
  for delivery schedules, site receiving and inspection.
• Collaborate with
  cost / finance
  to align procurement with project budgets and contracts.
• Help improve and standardize
  procurement processes and templates
  within the company.

Requirements

• 3+ years of experience
  in procurement, cost control, material management or similar roles in:

-- Construction / civil / building

-- MEP / electrical / mechanical / interior

-- Or related industries in Japan

• Good understanding of
  construction products and supply channels
  in Japan, or strong motivation to quickly build such knowledge and database.
• Experience working for
  general contractor, subcontractor, developer, EPC or trading company
  related to construction.
• Strong
  negotiation, communication and data analysis skills
  .
• Comfortable using Excel and other tools to manage
  price lists, supplier lists and purchase records
  .

Language

• Japanese and/or Chinese (Mandarin) skills are a strong plus
  , especially for communication with local suppliers and partners.
• English skills are welcome for internal communication and reading technical documents.

Nice to Have

• Experience with
  data center, factory, warehouse or other large building projects
  .
• Familiarity with
  electrical and MEP products
  (switchgear, UPS, generators, cables, lighting, HVAC equipment, etc.).
• Ability to read
  basic construction / MEP drawings
  .
• Japanese professional qualifications (e.g. 施工管理技士, 建築士, 電気工事士, etc.) are a plus.

ポジション概要

本ポジションでは、日本国内における建設プロジェクトに必要な
幅広い建築関連製品の調達・価格把握・サプライヤー管理
を担当していただきます。

対象となるプロダクト例:

• 構造・建築資材(鋼材、コンクリート、鉄筋、各種パネル、防水材・耐火材 など)
• 内装仕上げ材(床材、壁仕上げ材、天井材、建具、ガラス など)
• 家具・什器(造作家具、パーティション、金物、各種アクセサリー など)
• 電気関連製品(分電盤、ケーブル、照明器具、スイッチ・コンセント、弱電機器 など)
• その他、建設工事・設備工事に関わるあらゆる資機材

設計チーム・現場施工管理チーム・コスト管理チームと密に連携し、

コスト・品質・納期の最適なバランス
を実現していただきます。

主な業務内容

• 建築資材・設備機器・内装材・家具・電気関連製品等に関する
  購買戦略の立案・実行
• 主要な建築関連プロダクトおよびサプライヤーの
  価格データベースの構築・更新
• 構造・建築・内装・電気関連製品の
  市場価格・ブランド・仕様に関するリサーチ
• 見積依頼(RFQ)/入札(RFP)、価格比較、コスト評価、条件交渉
  の実施
• 仕入先・協力会社との
  価格・納期・支払条件に関する交渉
• 日本国内の
  商社・メーカー・問屋・建材店
  との関係構築・維持
• 現場と連携した
  納期調整、現場搬入・検収のサポート
• コスト・経理部門と協力し、
  予算と契約条件に沿った購買の実行
• 社内の
  購買プロセス・標準化・テンプレート整備
  への参画

応募資格(必須)

• 日本国内での以下のいずれかの分野における実務経験(目安:3年以上):

--建設・土木・建築分野での購買/資材/コスト管理

--設備(電気・機械・内装)関連の調達・営業・資材管理

--もしくは、建設関連商社・メーカー等での営業/調達業務

• 日本国内の
  建築関連プロダクトおよび流通チャネルに関する知識
  をお持ちの方、または短期間でその知識・データベースを構築する強い意欲がある方
• ゼネコン/サブコン/デベロッパー/EPC/建設関連商社などでの勤務経験
• 仕入先との交渉・条件調整の経験、および
  数字・コストに対する感度
  が高い方
• Excel 等を用いて、
  価格表・仕入先リスト・購買データ
  を整理・管理できる方

言語スキル

• 日本語または中国語(北京語)ができれば尚可(加分要素)
• 仕入先・協力会社とのコミュニケーションに活かせます
• 英語での技術資料の読解や社内コミュニケーションができる方は歓迎
• ただし、
  特定言語の組み合わせを必須条件とはしていません
  。
• 経験・スキルのバランスを総合的に判断します。

歓迎する経験・資格(あれば尚可)

• データセンター、工場、大型物流倉庫、病院、商業施設など
  大規模建築プロジェクトにおける購買・資材・コスト管理経験
• 分電盤・UPS・発電機・ケーブル・照明・空調機器など、
  電気・設備関連製品に関する知識・取扱経験
• 建築図面・設備図面の基本的な読解力
• 日本の建設・設備関連資格(例:

-- 1級・2級施工管理技士(建築・土木・電気・管工事 等)
