FM:ファシリティマネージャー(カントリーリード)

CBREのファシリティマネージャーとして、工場・オフィスなど複数の施設にわたる建物および設備管理(点検・保守・修繕・更新等)を担当するチームおよびベンダーの統括を担っていただきます。

主な業務内容

• チームおよびメンバーのマネジメント(人材育成、トレーニング管理、オペレーション管理、評価、コーチング、採用活動等)
• 日々の業務スケジュール管理、業務配分、クロストレーニングの企画・実施
• 業務データ管理による品質管理、期限遵守の徹底および改善提案の実施
• ベンダー等のステークホルダーと連携し、設備の点検・保守・修繕・更新・入替プロジェクトを計画・実行
• クライアントとの良好な関係構築、実施業務および施設課題に関する資料作成・会議参加
• ポートフォリオサイトへの監査(オーディット)訪問、課題抽出および改善策の提案
• 委託先ベンダーの見積取得、交渉、購買、契約、支払手続き等の管理・確認
• 委託先ベンダーの業務品質管理、定期レビューの実施および改善点の提示
• CBREアジアパシフィック(APAC)チームとの密な連携・情報共有
• OPEX/CAPEXを含む関連財務データの作成・管理
• 法規制に基づく施設管理業務の遂行とコンプライアンス遵守の徹底
• 環境・健康・安全(EHS)に関する手順およびオペレーションの管理
• 点検・保守等に関する手順書の作成、安全を考慮したトレーニングの実施
• CBRE RISEバリューに基づく模範行動の実践および関係者間の合意形成の推進
• 必要な専門知識の習得および関連部門との連携によりチーム・部門目標の達成に貢献
• 日々発生する、または既存プロセスでは対応が難しい課題の特定・解決
• その他、関連業務全般

応募要件(What You'll Need)

• 学士号が望ましい(3〜5年の関連実務経験)

• ※学位がない場合は、経験・教育の組み合わせにより考慮

• ※普通自動車運転免許必須

• ※ファシリティマネジメント関連資格があれば尚可

About the Role:

As a CBRE Facilities Manager, you will manage a team responsible for providing overseeing building operations and maintenance for a facility, campus, or portfolio of small to medium sized buildings.

This job is a part of the Facilities Management functional area which focuses on all aspects of the operations of a set of assets, providing support to the Property Managers regarding all repairs and investment plans. What You'll Do:

* Provide formal supervision to employees. Monitor the training and development of staff. Conduct performance evaluations and coaching. Oversee the recruiting and hiring of new employees.

* Schedule and manage the team's daily activities. Establish work schedules, assign tasks, and cross-train staff. Set and track staff and department deadlines. Mentor and coach as needed.

* Coordinate and manage facility repairs and maintenance by working with technicians, vendors, and contractors.

* Maintain positive client relationships and conduct meetings on unresolved facility issues.

* Prepare and manage capital projects, operating budgets, and variance reports.

* Perform facility inspections quality assurance following local, state, and federal regulations. Suggest operational efficiencies, repairs, and upgrade opportunities.

* Manage environmental health and safety procedures for facilities.

* Oversee vendor relationships and invoicing procedures. Review price quotes for the procurement of parts, services, and labor for projects.

* Conduct process and procedure training on maintenance, repairs, and safety best practices.

* Lead by example and model behaviors that are consistent with CBRE RISE values. Influence parties of shared interests to reach an agreement.

* Apply knowledge of own discipline and how own discipline integrates with others to achieve team and departmental objectives.

* Identify, troubleshoot, and resolve day-to-day and moderately complex issues which may or may not be evident in existing systems and processes.

What You'll Need:

* Bachelor's Degree preferred with 3-5 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered. Valid driver's license required. Facility Management certification preferred.

* Experience in the areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising, and rewarding performance and retention preferred.

* Ability to guide the exchange of sensitive, complicated, and difficult information, convey performance expectations and handle problems.

* Leadership skills to motivate team impact on quality, efficiency, and effectiveness of the job discipline and department.

* Extensive organizational skills with a strong inquisitive mindset.

* Advanced math skills. Ability to calculate difficult figures such as percentages, fractions, and other financial-related calculations.
