資産活用物件の設計監理【東京】<14年連続増収・増益/拡大フェーズ>
【仕事内容】
以下業務をお任せします。
<多彩な建築物で、街の資産価値を創造する>
手がけるのは、賃貸住宅や店舗、福祉施設など、多岐にわたる建築物です。それぞれの土地やニーズに合わせ、入居者様の暮らしを豊かにする空間を提案。同時に、メンテナンスコストを抑える「適質価格」の商品を提供することで、オーナー様の高利回りを実現し、経営を安定へと導きます。
<オーナー様と伴走する、一気通貫のプロジェクト>
契約後のお客様との打ち合わせから、あなたの仕事は本格的にスタートします。
- お客様との打ち合わせ
オーナー様の想いや事業計画を深くヒアリングし、理想の建物を具体化していきます。
- 施工図面の作成
打ち合わせ内容を基に、着工に向けた詳細な図面を作成。あなたのアイデアが形になる瞬間です。
- 各種確認申請業務
建築基準法などに基づき、必要な申請業務を滞りなく進めます。
<地域のプロを結集し、チームで成功へ導く>
この仕事は、一人で完結するものではありません。不動産会社や金融機関といった地域のパートナーと連携し、オーナー様一人ひとりに最適なチームを組成。資金計画から設計、施工、そしてアパートであれば入居者募集まで、各分野のプロが集まって一つのゴールを目指します。また、アウトソーシング先の設計事務所への指導や進捗管理も重要な役割。あなたが司令塔となり、プロジェクト全体を円滑に動かしていきます。

分業制では味わえない、プロジェクト全体を見渡せる視野の広さがこの仕事の最大の魅力です。自分の設計が、どのように資金計画と結びつき、どうやって入居者に選ばれ、最終的にオーナー様の事業成功に繋がるのか。その全工程に当事者として関わることで、単なる「設計士」ではなく、資産活用を成功させる「プロデューサー」として大きなやりがいを感じられるはずです。

年収:750~1100 万円 月給制 基本給:380000円~570000円残業代:固定残業代制 固定残業時間:40時間 固定残業代:113982円~170973円 超過分は全額支給 ※1棟完工あたりインセンティブ支給あり(社内規定あり)通勤手当:あり 実費支給(上限なし) 賞与:あり 賞与年2回(3月、9月) 昇給:あり 年1回
