Job Title: Manager, Advisory

Department: Work Dynamics Account Management (@Tokyo)

MAJOR RESPONSIBILITIES

The candidate will be experienced in providing outstanding services in support of Engineering and Critical Environments Management (CEM), proactively leading and managing onsite Client account activities (as backfill when necessary) and pursuits related sales and consulting opportunities, including project management and service delivery.

Engineering Support (Client Onsite Backfill)

Support the Work Dynamics sales team to find new business opportunities.

  • Management of direct / indirect staff in the performance of onsite engineering services and related programs.
  • Service delivery in accordance with a Service Level Agreement (SLA) between JLL and Client.
  • Initiate and maintain a system to measure quality of service performance.
  • Preparation of internal / external engineering service reports.
  • Develop and maintain Standard Operating Procedures (SOPs) for engineering services and critical environments.
  • Compliance with all SOPs and related controls.
  • Proactively address deficiencies where necessary, provide technical training, quality control and instruction of best practices
  • Provide emergency / non-emergency response support for engineering related incidents, including incident reporting, status updates, trouble shooting, root cause analysis and resolution to Client satisfaction.
  • Planned Preventive Maintenance (PPM) programs, maintenance and repair via vendor service contracts or JLL self-delivery.
  • Review the maintenance/service scope of M&E Contractors to deliver quality work practices in line with manufacturer recommendations and JLL standards.
  • Management and maintenance of as-built drawings and O&M manuals.
  • Building power down management of required activities, schedule and related reporting.
  • Implementation and management of Risk and Safety work practices to reduce any interruption to operations.
  • Manage engineering related budgets.
  • Innovation programs and processes that reduce engineering and utility related costs, increase productivity and result in savings and achieve measurable improvements in energy consumption.
  • Completion of Client engineering-related project works, including coordination with contractors/vendors.
  • Provide 24/7 emergency call support and site attendance as required.
  • Ensure all staff and vendors employed in critical facilities are properly trained and accredited. Ensure strict adherence to all working policies and procedures.
  • Initiate and/or participate in site reviews including maintenance standards, equipment replacement, security, change control, single points of failure, adherence to Tier classification and operational risk.
  • Ensure completion of, and compliance with, audit processes.
  • Assess critical failures and determine preventative actions to make safe, identify, analyze, rectify and report on improvements.
  • Sales and Consulting

  • Pursue related sales opportunities working with the Work Dynamics Sales Team.
  • As a direct revenue generator, perform related project management and consulting service delivery in accordance with agreed Client requirements.

  • Manage project finances for capital projects within targeted percentage of budget
  • Identify cost savings on all projects. Meet firm's goals for cost avoidance / savings.
  • Submit timely cost and schedule change requests
  • Account Management (if needed)

  • Provide the delivery and management of transition before of operational launch within the required timeline and budget.
  • Provide the client/team management as a temporary backfill until new manager will be assigned.

  • Propose and implement various solutions, recommendations and best practices for Work Dynamics Account Management to be a better organization
  • Proactively consider new operational approaches (e.g., IoT and AI) to build out a future business model.
  • CANDIDATE SPECIFICATION: KEY SELECTION CRITERIA

    Experience

  • University degree in mechanical / electrical engineering or other related engineering discipline.
  • 3 years plus experience in facilities management, critical engineering and/or building services.
  • Ideally a professional qualification holder such as PE (USA), CEng (UK) or local equivalent.
  • Excellent people skills and ability to interact with a wide range of client and vendor staff.
  • Experience in CEM, continuous improvement initiatives, client communication and technical reports.
