About the role
Lead cost, contracts, and procurement for our Hokkaido project. You'll build a robust tendering and cost-control framework and partner with design, construction, and finance to deliver on-time, on-budget outcomes.
Responsibilities
- Establish and implement cost, contract, and tendering management systems and procedures for the Hokkaido project, ensuring standardized operation of the cost & contract platform.
- Participate in business planning; prepare company/phase
cost plans
and
tender plans
and drive/monitor execution. - Stay current with Japanese industry norms and unit rates; organize market research on construction material price trends; rigorously perform cost control.
- Participate in major design changes, construction method reviews, and project completion/acceptance.
- Guide preparation of cost estimates, budgets, and final accounts to ensure achievement of cost targets.
- Review (within approval authority)
progress/material payment applications
; ensure commercial rationality through contract drafting and execution. - Prepare
stage funding plans
and cash-flow projections. - Direct the tendering and procurement processes for construction projects; review tender documentation and construction contract agreements.
Qualifications
- Bachelor's degree or above
from an accredited university. - Senior-level
background with
10+ years'
leadership experience in cost/procurement within construction/real estate. - Strong knowledge of
Japan's supply chain, procurement practices, and industry norms
; proven experience running competitive tendering and contract management. - Experience collaborating with Japanese general contractors/trading houses (e.g.,
Mitsui, Mitsubishi
, etc.) is a
plus
. - Language:
Business-level
Japanese
and
Mandarin
required; English is a plus. - Work authorization in Japan
(or eligibility to obtain) and willingness to travel to Hokkaido as needed.
