1. Building Operation Management support – assist hard service manager.

  • Work closely with landlord/building management, ensure the operation in JHQ/KIC without any issues
  • Utility system management such as electricity, city water, wastewater, HVAC, ventilation, lighting, water, wastewater services
  • Special utility for R&D operation management
  • Emergency response management such as water leakage
  • Government report/relationship management
  • Environmental load reporting management (air emission, wastewater, noise)
  • Management of annual building planned electric shutdown within JHQ/KIC
  • Proper communication with users including R&D users
  • Management of Incident and risk reporting, tracking, response and closure
  • Support of change management
  • Manage building operation vendor under JLL, construction vendor working inside client's property
  • Ensure vendors meet performance measures / conduct performance review
  • Contract management/periodic renewal in relevant areas
  • Other operations and maintenance related ad-hoc tasks not listed in this document

  • All requirement should be compliance with local code and customer's requirement
  • Contact with fire department in fire protection equipment change, evacuation drill
  • Assessment for fire protection equipment change e.g. Sprinkler

    主な職務内容

    労働安全衛生・環境・セキュリティに関わる契約内容を遵守し、監査対応とハードサービスエンジニアマネジャーのサポート業務

    JLLの監査プログラム及びクライアントの要求事項を満たしていることを確認

    現場で採用されているプロセスが要求事項を満たしているか確認し、不適合事項の特定及び是正、監査対応

    労働安全衛生・環境・セキュリティ要求事項に準拠して業務を遂行できるよう、現場スタッフのトレーニング

    クライアントへの関連するサービス提供のため必要な業務

    ハードサービスエンジニアマネジャー担当の以下業務のサポート

    貸主/ビル管理者と緊密に連携し、ビル運営が問題なく行われるようにする

    電気、水道、排水、空調、換気、照明、上下水道などのユーティリティシステム管理や研究開発運営管理のための特殊ユーティリティ

    漏水などの緊急対応管理

    政府報告/関係管理

    環境負荷報告管理(大気排出、廃水、騒音)

    年間ビル計画停電管理

    研究開発ユーザーを含むユーザーとの適切なコミュニケーション

    インシデントとリスクの報告、追跡、対応、終結の管理

    変更管理のサポート

    JLL傘下のビル運営ベンダーの管理、顧客敷地内で働く建設ベンダーの管理

    現行のFM業務内容に沿って、現場での一貫したサービスの提供

    クライアントやリージョン担当者とミーティングし、議事録等作成

    事故報告や必要な改善アクション作成

    契約業者のパフォーマンス評価やその管理業務

    契約業者パフォーマンス評価のためのプロセス作成及び実務

    現場スタッフに必要なトレーニングや技術的サポートのプログラム作成

    すべてのFMスタッフが契約内容を遵守するための定期的トレーニング

    FM業界での最新のトレンドや法規制に関する情報収集及び展開

    作業手順書の作成実務

    業務遂行のため必要な改善の継続、質の高いサービス提供維持

    チームが円滑に業務を行うためのコミュニケーション

    クライアント入居建物の法令順守のため、建物管理者とのコミュニケーション

    クライアント及びJLLの社内規則、手順、プログラムの導入及び実行

    事故、事件等防止のため、労働安全衛生・環境・セキュリティ基準維持

    上記以外においても、労働安全衛生環境・セキュリティ、リスク管理に関して関連する業務については都度対応する

    応募要件(必須)

    3年以上の設備管理の経験必須

    クライアントのカルチャーを理解し、要求される内容に沿ったサービスを的確に提供出来る方

    問題に対して積極的なアプローチをとり、指示に基づき的確に対処出来る

    方

    上司、同僚、クライアントと円滑にコミュニケーションを取りチームとして業務を行える方

    英語での口頭および書面でのコミュニケーション能力がある方

    マイクロソフト・オフィス・ソフトウェアをスムーズに使用できる方

    あれば望ましいスキル

    電気・設備エンジニアリング経験または知識をお持ちの方
