設備管理ってどんな仕事?
=============
設備管理の仕事は、建物の主要なシステム(電気、空調、給排水、消防など)が常に正常に稼働するように管理し、トラブルを未然に防ぎ、起きた際に迅速に対応することです。
日常点検・緊急対応(オペレーション)
監視システムのエラーを確認し、
現場へ急行。
漏電、空調の故障、水栓のトラブルなど、
原因の切り分けと確認を行います。
原因追求まで行いますが、
分解修理などは基本的に
協力業者に依頼します。
月次点検
設備やエリアごとのスケジュールに沿って、
定期点検を実施します。
業者立ち会い・調整業務
店舗入れ替えやフロア改装に伴う
工事業者の立ち会い、
設備設置状況の確認など。
総合職の統括が間に入るため、
現場でのコミュニケーションもスムーズです。
【勤務体制】
24時間システムは動き続けているため、
シフト制で管理を行います
4週8休シフト制としっかりお休みが取れるようにシフトを組みます
- 一日の流れ(例):
9:00 朝礼後、当日の作業内容・
前日からの引継事項の確認
9:15 監視装置を見て、
機器の運転状態をチェック
10:00 機器の日常点検
(計器類の検針や機器の簡易点検等)
12:00 昼休憩
13:00 機器の定期点検
(特定の機器を集中的に点検します)
15:00 テナント対応
(テナント様からの依頼事項の対応)
17:00 作業報告
18:00 退社

休憩・待機室
(ベッド、TV、シャワールーム併設)あり。
長期の休憩・待機時間があります。
宿直明けの翌日は休日になることが多いです。
宿直明けと公休、有給を組み合わせて連休取得も可能です。

- 物件によって宿直がございます。宿直がないケースもございます
