主な業務は、投資メモやプレゼンテーション資料の作成、投資家との投資対象不動産視察への同行及び説明、書類作成や交渉のサポート、キャピタルコールの手配、定期的なレポーティング、トランザクション、ファンドマネジメント、アセットマネジメント、ファイナンスの各チームと連携した運用資産/ファンドのアドホック財務分析など、ファンドレイジング/ファンドマネジメントのサポート。

トランザクション、クロージング、ファンドアクイジション, ファンドレイズ
ファンドマネジメント・オフィサーの指示の下、またインベストメント・オフィサーとの連携の下、分析サポートを提供する。ESRの株主とのコミュニケーションを担当し、Q&Aやリクエストに対応する

ファンドマネジメント
投資実⾏後、インベストメントオフィサーの指⽰の下、ファンドマネジメントのガイダンスに基づきフォローアップ業務の率先

アセットマネジメント
投資クローズ後、トランザクションオフィサーの指⽰の下、アセットマネメントのガイダンスに基づきフォローアップ業務の率先

  • ⽉ごとの戦略レポートの作成
  • 四半期毎 アセットキャッシュフローのバリエーション
  • 年間予算と戦略プランの構築
  • 建築、リーシング、ファイナンス、開発部 それぞれの部署に正確な情報をレポートにて提供する
  • シンガポールチームと東京チームの連絡係としての役⽬

Primary responsibility will be supporting fund raising and fund management including creation of investment memos and presentation materials, attending site tours, assisting documentation and negotiations, capital call arrangements, periodical reporting, ad hoc financial analysis of assets/funds under management in coordination with Transactions, Fund Management, Asset Management and Finance teams.

Transaction / Closing / Fund Acquisition / Fund Raise
Provide analytical support under the direction of Fund Management officers as well as in coordination with Investment officers. Responsible for communication with equity investors and respond to Q&A's and investor requests.

  • Responding to Q&A's and requests from investors
  • Underwrite new investment opportunities.
  • Market data collection and updates and maintain the company's market database.
  • Provide the first draft of investment memos and review, edit of the same.
  • Support construction, environmental, legal and tax due diligence.
  • Support and coordinate closing of transaction between Fund Acquisition, Fund Management, Asset Management, and Finance as well as Development teams

Funds Management
As a Follow-up, Responsibility After The Investment Settlement Under The Direction Of Transactions Officers, Support Fund Managers By Taking Ownership And Responsibility For Producing/updating

  • Quarterly investor reports
  • Bi-monthly liquidity forecasts and capital calls
  • Annual investor AGM materials
  • Fund model
  • Monitor fund and portfolio exposure, risks and compliance.
  • Responding to investor requests.
  • Support business development activities of senior management including ad hoc presentations, materials

Asset Management
As a follow-up responsibility after the investment settlement, under the direction of Transaction officers,

work under the guidance of asset managers, take ownership and responsibility for producing/updating:

  • Strategic monthly asset reports
  • Quarterly pro forma asset cash flow and internal valuations
  • Annual asset budget and annual strategic business plans
  • Liaison with development, leasing, finance and business development teams to ensure the latest information is accurately updated in the respective reports.
  • Act as liaison between Singapore team and Tokyo team members.

Requirements

  • アクイジションおよび資産管理に重点を置いた機関投資家向け不動産投資業界での少なくとも 3 年以上の経験。

  • 投資メモやその他の投資家向け報告書/プレゼンテーションの作成経験
  • ファンドレイズ/ファンドマネジメント活動を通じてのエクイティ投資家との協業を経験している(ポートフォリオレベルでの対国内投資家レポーティング業務の経験があると望ましい)
  • 一般的な日本の不動産所有権に関する知識、国内及び海外投資家の不動産売買取引を理解していること
  • 最小限の監督で正確に仕事を遂行し、若手チーム メンバーを効果的に指導/管理できる自発性のある人物
  • DCF法と⾦利計算が得意であること
  • エクセル上級レベル
  • ワード、パワーポイント中級レベル
  • ⽇英両⽅の言語の読み書き・会話
  • 分析能力、問題解決能力、対⼈コミュニケーションスキル
  • At least 3+ years of institutional real estate investment industry experience with a focus on acquisitions and/or asset management
  • Experience with the creation and review of excel valuation models to perform various real estate investment analysis tasks.
  • Experience with preparing investment memorandums and other investor reports or presentations.
  • Experience with interfacing equity investors through fund raise/fund management activities (Experience in portfolio level reporting to domestic investors is desirable).
  • Familiarity with common Japanese real estate ownership domestic and cross-border investor ownership structures
  • A self-starter who is able to perform work accurately with minimal supervision and effectively mentor/manage junior team members.
  • Strong sense on mechanism of discounted cash flow and interest rates
  • Very strong working knowledge of MS Excel
  • Working knowledge of MS Word and Power Point
  • Strong verbal and written communication skills in both Japanese and English
  • Strong interpersonal, analytical and ability to solve issues proactively.
