C&Wグループのアセットマネジメント会社であるクッシュマン・アンド・ウェイクフィールド・アセットマネジメント(CWAM)では、投資家・アセットオーナーであるクライアントの資産価値最大化の支援を行っています。日本市場におけるオフィス・レジデンシャル・物流・データセンター・ホテル・リテール等の運営・管理のノウハウを蓄積し、私募ファンドの黎明期から、今日に至るまで100社を超えるSPCの設立管理、数千億円にのぼるファンドの組成・運用実績を重ねてまいりました。運用対象地域は東京を中心に北海道から九州まで全国で実績を有しています。また、日本リート投資法人のサブスポンサーとして不動産投資信託(REIT)の運用における中核的役割を担っています。

このポジションは、不動産に関する幅の広い専門知識が求められるアセットマネジメント部門において、プロパティマネージャー等をコントロールしながら、物流施設を中心とした様々なアセットタイプで質の高いアセットマネジメント業務を推進するプロフェッショナルの人材を募集いたします。

Job Description

知識と経験

  • 不動産AM会社でのアセットマネジメント業務経験者

  • 不動産会社・不動産管理会社等でのプロパティマネジメント業務経験者

  • 不動産関連業務経験者で不動産アセットマネジメント業務に強い関心をお持ちの方

主たる責務

  • 物件の運用方針の策定:運用方針の策定と投資家への提案。運用方針の実行と運用管理。

  • 物件の収益最大化:収益最大化プランおよびコスト最小化プランの策定とその実行。収支のモニタリング。年次予算の策定。

  • 物件の維持管理:PM・BMへの業務指示および監督・管理。資本的支出工事や修繕工事の検討および検証、ヴァリューアッププランの策定とその実行。PM・BMのモニタリングと必要に応じた契約内容変更や、委託先変更の策定とその実行。物件リスク評価およびリスク軽減策の策定とその実行。

  • リーシング(リーシングチームとの協働):賃貸仲介業者の監督・管理。テナントやその他関係者の調整・交渉。必要に応じ潜在テナントとの交渉。リーシング戦略の立案とその実行。

  • レポーティング:月次、四半期、年次の運用実績の確認および検証。

  • キャッシュマネジメント、オペレーション:請求書チェック、支払業務。月次入出金管理業務。PMレポートのチェック(レントロール管理業務等)。PM会社・会計事務所への連絡、指図。信託銀行への連絡、報告、指図書の作成。

  • ディスポジション:出口価値最大化のための売却戦略の策定とその実行。売却資料の作成。QA対応。売買契約書を主としたドキュメンテーションの対応。

  • 開発プロジェクト:開発プロジェクト一連のプロセス管理。CM業者や工事請負業者との契約条件交渉。設計、デザインの検証。開発の進捗、スケジュール、予算管理。

  • サポート:アクイジションチームのデューデリジェンスサポート。投資家対応チームの投資家報告のサポート(案件により直接の投資家対応)。レンダー対応チームの報告・承認取得業務サポート。償却資産申告サポート業務。

技能と資格

  • 異なるステークホルダーとの強いつながりを構築する優れたコミュニケーションスキル

  • コンピュータスキル、Microsoft Office(Excel、MS Word、MS PowerPointを含む)とOutlookの熟練した使用

  • 効率的にマルチタスクと優先順位付けを行う能力を含む優れたタイムマネジメント能力

  • 分析や業務に関して細心の注意を払える能力

  • 優れた組織力、自己管理能力

  • 詳細指向と優れたフォロースルースキル

  • 自主性と強い主体性
