【仕事内容】

このポジションは、大手IT外資系企業に対し、成長するチーム の一員として、ファシリティマネジメントとオフィスサービスを提供します。

名門クライアントとのプロジェクトポートフォリオに携わり、JLLのキャリアフレームワーク内でスキルを向上させる機会があります。

その際、高い注意力、自主性、時には監督なしで働く能力とイニシアチブを示し、社内外のクライアント、ステークホルダー、パートナーとのやり取りにおいて信頼を築きます。

【役割と責任】

サイトマネージャーと密接に連携し、報告を行いながら、以下の業務を担当します:

●ステークホルダー管理

・地域の主要ステークホルダーとの強固な関係を確立・維持

・設備投資の戦略、実装、エスカレーションにおいて、地域のクライアントの単一窓口として機能し、クライアント固有の要件と地域ビジネスニーズを融合

●承認プロセス管理

・地域におけるクライアントのビジネス承認プロセスを主導し、クライアントシステムへの正式提出前にレビュー実施

●サイト管理

・JLLがサイトマネージャーの場合、サイトファシリティマネジメントを主導する主要リソースを特定、開発、収集

●データ管理・レポーティング

・JLLおよび/またはクライアントのレポーティング・BI システムを最大限活用するために必要なデータ取得のコンプライアンスを推進

・範囲や予算の変更がクライアント手順に従って報告・管理されることを確保

●予算・財務管理

・サイト予算、支出、差異を管理。財務マネージャーと密接に連携し、財務エリアのデータ精度を維持

●チーム管理

・IFMチームを指導し、必要な標準でサイト運営とデータ品質を時間通り、予算内で確実に実現

・運営状況を正確に報告することを確保

●エスカレーション対応

・エスカレーションポイントとして機能し、リードファシリティマネージャーやJLL各国リーダーと連携してプロジェクトストレス関連事項を解決

●品質管理・改善

・継続的な品質監視を推進し、運営・文書化の改善を促進

・ベストプラクティスの遵守を確保し、運営のあらゆる段階で品質管理を推進する責任をローカルサイトリーダーに負わせる

●プロセス改善

・個人およびチームの効率向上のため、範囲内のタスクを最適化

・プロセス改善機会を特定

●会議・コミュニケーション管理

・効果的な会議管理と詳細な議論の推進

・上位レベルでは適切な人材の配置、多様化するチーム/エリア間でのコミュニケーション、社内外ステークホルダーとの高レベルな調整が必要

●ビジネス関係構築

・サイトの主要ビジネスステークホルダーとの良好な関係を確立し、サイト管理に対する期待を理解

●プロジェクト・プログラム管理

・地域チームと協力してあなたのエリアでのグローバル/地域プロジェクトやプログラムを主導

・すべてのプロジェクトクリティカルパス要素の進捗確認と必要に応じた現場会議の実施

●人材管理

・チーム管理。積極的な採用、定着、育成。安全、エンゲージメント、開発に責任

・チームメンバーのオンボーディングとメンタリング

・パフォーマンス基準を理解し、チームメンバーに責任を持たせる

・コーチングとフィードバック提供。必要に応じてパフォーマンス改善計画を管理

●建設プロジェクト管理

・プロジェクトリード。建設開始前に他のJLLチーム(D&C、PDS、エンジニアリング)、日本側(調達)、建築家、デザイナー、見積もり担当者などの専門家と協力

・すべてのプロジェクトとクリティカルパス要素の進捗確認と理解

・必要に応じた現場建設会議の実施。プロジェクトの見積もりとスケジュール作成

●契約管理

・ベンダーと賃貸人の契約上の義務を管理

●不動産取引管理

・建物のリース権取得を含む不動産取引管理のため取引チームと協力

・OPチームと協力した戦略的ポートフォリオ企画の開発

●安全衛生管理

・JLLおよびクライアントポリシーに基づく安全衛生ベストプラクティスのコンプライアンス確保と推進

●問題解決

・プロジェクト提供の不備を積極的に解決し、ローカルサイトリーダーに適切にエスカレーション

求める人材:

【必須(MUST)】

・ファシリティマネジメントおよびチーム管理において最低5年の実務経験

・プロジェクト管理またはプログラム管理の実務経験

・優れたITスキルを保有

・Excel、Word、PowerPointなどのMSアプリケーションに精通

・ビジネスレベルの日本語・英語力

固定残業代あり:年俸 ¥5,000,000 〜 ¥6,000,000は1か月当たりの固定残業代¥78,319〜¥93,986(30時間相当分)を含む。30時間を超える残業代は追加で支給する。
