Cloud Operations and Innovation (CO+I) is the business unit responsible for operating Microsoft's cloud and the Datacenter Construction Build Management (DCBM) team is responsible for construction of leased datacenter capacity. We have a portfolio of complex, multi-disciplinary, multi-million, multi-year datacenter construction and lease projects underway. The role of the Lease ConstructionManager(LCM) requires strong interpersonal, communication, organizational skills, ability to self-direct, strong background in data center design, engineering, controls, operational requirements, and an emphasis on project/construction management. The LCM is an Individual Contributor (IC) role.

The LCM is ultimately responsible for each lease construction project safe delivery (RFS – Ready For Service / WSR – White Space Ready) in their assigned metros managed directly or through Vendor PM Staff. The LCM is responsible for ensuring that each project meets the Data Center Build Management (DCBM) guidelines and standards, which may be adjusted from time-to-time based on best practices and Lesson Learned drawn from previous projects as well as industry changing best practice. In addition, LCM will be responsible to manage & ensure that each lease providers in their assigned metros are complying and delivering the project per Microsoft lease agreement contract.

The LCM will coordinate with Microsoft's Subject Matter Experts (SME) to support the efforts of achieving RFS for each lease data center sites. The LCM will manage the delivery of projects from lease execution through RFS. In managing the delivery of projects, this position aligns team objectives, business processes, vendor management strategies, and cross-group collaboration efforts with the Data Center Development Project Strategy.

The LCM will be a relentless advocate for managing a safe worksite. Safety is one of the four pillars of CO+I's mission in delivering cloud capacity; joined by Quality, Schedule adherence, and Cost Management. The LCM will also collaborate with Microsoft Security, Microsoft IT (MSIT), Legal, Project Engineering, MS Business Risk Management, and other internal groups to maintain the corporate vision and goals for the Project.

In addition, this position will be responsible for reviewing potential lease sites and assisting site selection teams in providing feedback on lease provider's qualifications. LCM will work closely to support the Integration & Technical Infrastructure Managers (ITIM) across regions and their respective local sites.

The Key Responsibilities of the LCM include, but not limited to:

1. The LCM will be a relentless advocate for managing a safe worksite. 2. The LCM will be responsible foridentifying and managing stakeholder dependencies and construction deliverables and handoffs with the following Microsoft teams: E2E (End-to-End), Security (DCPS), Data Center Engineering (DCE), Data Center Operations (DC Ops), Site Selection and Acquisition (SSA), Environmental Health & Safety (EHS).
2. TheLCM will manage lease providers and support associated teams & partners in the delivering RFS "Ready forService."
3. This position will require traveling up to 50% of the time to data center sites

Business Processes:

1. To maintain the requirements stated in the lease agreement using MSFT best practices
2. Manage Lease Providers and associated internal partners to deliver RFS3. Drive deployment of solutions that can be socialized globally across DCD projects 4. Facilitate decision-making to drive solutions, schedules, and manage change as required5. Apply influence, strategies, and negotiation skills to identify options and recommend solutions

Communication:

1. Provide project single point of contact for project development and delivery2. Coordinate meetings and activities of Lease Providers and internal MSFT SME. 3. Attend scheduled owner/architect/general contractor / sub contractor (SC) and other project meetings, and report as necessary4. Report Project Progress on scope, schedule, risk, and budget weekly or as required5. Provide weekly project status reporting to DCD standardsAccountability:
2. Responsible for managing the construction process of achieving RFS.2. Work independently in support of the DCD Project Team
3. Track lessons learned and identify improvements to share across groups
4. Route RFS approval to all stakeholders and regional approvers
5. Ensure lease provider's compliance to lease agreement contract

Qualifications

Qualifications:

• 10+ years in construction project management of Data Centers or Mission Critical Facilities
  • Degrees and/or professional licenses in Construction Management, Electrical/Mechanical Engineering, Architecture or similar experiences
  • Strong Verbal and Written Communication Skills in English language. Multi-Lingual will be advantageous.
• Self-starter with demonstrated ability to manage multiple priorities, projects, and deadlines simultaneously
  • Experience managing multiple large multi-faceted projects
  • Ability to independently manage deadlines and support staff
  • Ability to influence cross-discipline teams
  • Construction Health & Safety Knowledge. OSHA 30 or equivalent preferred
  • Ability to interpret commercial lease agreements preferred.
