  • Excel、Word、PowerPoint, Outlookをビジネスで使用する十分なスキルがある

  • 8:45-17:30(昼休憩:12:00-13:00)、土日祝休み、夏季・年末年始休暇あり。但し、一部祝日は平日と振替あり。休日出勤あり(代休取得してもらいます)
  • Role:

    The role involves understanding the scope of the tasks entrusted by the client, supporting the Hard Services Leader, and ensuring uninterrupted service delivery. The goal is to prevent accidents and strive for zero incidents, increase client satisfaction, continually improve and enhance the quality of operations and services, and provide backup support in the absence of the Hard Services Leader or team members to ensure that clients are not kept waiting and operations do not come to a halt.

    Tasks within the Nishikami Factory Cluster:

    Facility and equipment management:

  • Maintenance planning, implementation, reporting, and record-keeping for buildings and associated facilities within the factory premises (including power equipment, emergency generators, UPS/batteries, fire equipment, water supply/drainage systems, air conditioning units including gas engine-driven chillers, boilers, compressors, material handling equipment, elevators, building exteriors/interiors, lighting, etc.)
  • Handling equipment malfunctions and troubleshooting
  • Responding to unforeseen repairs and reporting, implementing, and documenting them
  • Planning, implementing, reporting, and record-keeping for small to medium-scale investment projects
  • Pest control management
  • Security (crime prevention and mechanical security systems)
  • Landscaping, roads, and pavements within the facility premises
  • Layout changes
  • Waste management
  • Vendor management
  • Other requirements include:

  • Understanding the client's policies and procedures (SOPs, etc.) related to assigned tasks, reporting any necessary changes or proposals, and updating the procedures accordingly.
  • Creating and updating JLL manuals for tasks not covered by client procedures (SOPs, etc.).
  • Understanding and complying with HSE (health, safety, and environment) standards, and providing guidance to vendors to ensure compliance.
  • Identifying and proposing opportunities for cost management and reduction.
  • Qualifications, Experience, Skills, and Other Requirements:

  • Experience in facility, equipment, machinery, electrical, construction, and facility management
  • Demonstrating leadership by involving team members and taking the initiative to solve problems
  • Having a proactive attitude and ability to identify and clarify the true causes of problems, as well as implementing temporary solutions promptly in the event of troubles
  • Organizing and analyzing the phenomena of troubles, identifying the causes, and implementing appropriate and permanent solutions
  • Proactively devising and implementing countermeasures for foreseeable events
  • Communicating smoothly with client departments and vendors, understanding their essence
  • Understanding client requirements and delivering high-quality services
  • Building trust and maintaining a sincere relationship with clients
  • Setting ambitious goals and planning and executing to achieve them
  • Demonstrating leadership within the team and with vendors
  • Being able to leverage past experiences in a wide range of tasks
  • Having logical thinking and communication skills
  • Building trust and cooperation with team members both within and outside the team
  • Proficient skills in Excel, Word, PowerPoint, and Outlook for business purposes
  • Preferred English skills for regular reporting, communication in telephone conferences and emails, etc.
  • Working hours are 8:45-17:30 (with a lunch break from 12:00-13:00), Monday to Friday, with weekends and national holidays off. Summer and year-end holidays are provided. However, there may be some national holidays that are substituted for weekdays, and there may be occasional work on holidays (compensated with substitute holidays).
