■職務内容

「収益と不動産価値の最大化」を目的としたプロパティマネジメント業務全般を担当いただきます。主な担当地域は九州エリアです。

プロパティマネジメント全般

・クライアントへの報告、提案、承認依頼

・委託先のコスト評価、品質評価、指導

・レポーティング業務 (年間・月間報告書の作成、予算計画の立案・作成)

・テナントリレーション、契約交渉

管理運営業務

・管理企画業務 (管理計画の立案・実施、委託先の選定)

・渉外業務(クレーム対応、官公庁届出・対応)

・事務代行(賃貸借契約管理・作成)

・出納業務(請求代行、支出管理、未収金管理)

・建物・設備管理業務、保安警備業務 (委託先の管理、指導、交渉)

リーシングマネジメント業務

・賃貸企画、テナント誘致業務 (賃貸条件・誘致計画立案、営業活動)

・契約管理業務 (入退去調整・交渉、契約書作成・締結補助)

・テナント交渉業務 (賃料改定業務補助、契約違反是正)

コンストラクションマネジメント業務

・修繕・改修業務 (管理計画策定と業者手配等)

・大・中規模修繕計画の立案補助

・施工業者の選定・工事管理補助

既存顧客・新規顧客からのプロパティマネジメント受託営業業務

・ 投資用用不動産(オフィス・レジデンシャル・商業施設・物流施設)において、以下いずれかのご経験をお持ちの方

・プロパティマネジメント業務

・アセットマネジメント業務

② MS Office(Word/Excel/Power Point/Outlook)スキル

③宅地建物取引士資格
